Real Estate Multiple Listing Service for Alphalookup

1. Acceptance of Terms
By accessing or using the Alphalookup Service ("Service"), you agree to be bound by these Terms of Service ("Terms"). If you do not agree to these Terms, you may not use the Service. These Terms apply to all users, including real estate agents, brokers, and other authorized users.

2. Eligibility
To use the Service, you must be a licensed real estate professional or an authorized user affiliated with a real estate organization. You agree to provide accurate and current registration information and comply with all applicable laws and regulations.

3. MLS Membership and Account Responsibilities

·Users must maintain an active membership with [MLS Name] and comply with its policies.

·You are responsible for maintaining the confidentiality of your login credentials.

·Unauthorized use of another user’s credentials is strictly prohibited.

4. Listing Submission and Accuracy

·Users may only submit listings that they have the legal authority to list.

·All information provided must be accurate, complete, and regularly updated.

·Misrepresentation of property details or fraudulent listings may result in suspension or termination of access.

5. Use of MLS Data

·Alphaloopup data is for the exclusive use of authorized members for real estate transactions.

·Redistribution, resale, or unauthorized sharing of Alphaloopup data is prohibited.

·Automated data scraping or unauthorized data mining is strictly forbidden.

6. Compliance with Fair Housing Laws
Users must comply with all fair housing and anti-discrimination laws, including but not limited to the Fair Housing Act, by ensuring listings and transactions do not discriminate based on race, color, religion, sex, disability, familial status, or national origin.

7. Prohibited Conduct
Users may not:

·Submit false, misleading, or fraudulent information.

·Violate any laws or regulations applicable to real estate transactions.

·Engage in harassing, abusive, or discriminatory behavior.

·Use the Service in a manner that disrupts or damages its functionality.

8. Intellectual Property Rights

·Alphalookup retains ownership of all Alphalookup data, software, and trademarks.

·Users may not copy, distribute, or create derivative works without prior authorization.

9. Fees and Payment

·Users may be required to pay subscription fees for access.

·Fees are subject to change with notice.

·Failure to pay fees may result in suspension or termination of access.

10. Termination and Suspension
Alphaloopup reserves the right to suspend or terminate access for violations of these Terms, including but not limited to fraudulent activity, misuse of data, or non-compliance with policies.

11. Limitation of Liability
Alphaloopup is not liable for any direct, indirect, incidental, or consequential damages resulting from the use or inability to use the Service. Users assume full responsibility for real estate transactions conducted through the Service.

12. Changes to Terms
Alphaloopup may update these Terms at any time. Continued use of the Service constitutes acceptance of any modifications. Users are encouraged to review the Terms periodically.

13. Governing Law
